Mold problems are rarely as simple as they look.
A dark spot on a wall may be easy to notice, but mold can also develop in places homeowners never see — inside walls, crawl spaces, attics, framing and other areas where humidity or hidden moisture creates the right conditions for growth.
In Episode 26 of the Shop Jersey Shore Podcast, host Lisa Mazzuca sits down with Marc Case of MasterTech Environmental Services Jersey Shore in Toms River, New Jersey for a detailed conversation about mold inspections, mold remediation, mycotoxins, biohazard cleanup and the specialized work involved in restoring contaminated homes.
Marc has spent most of his life in the restoration industry. He began working in his family’s carpet and upholstery cleaning business after high school and became increasingly involved in water-damage and mold-related work after Superstorm Sandy. That experience eventually led him to extensive training and certifications in mold inspection, microbial remediation and related restoration services.
For homeowners throughout the Jersey Shore and South Jersey, the episode offers a helpful look behind the scenes at what professional mold remediation really involves — and why simply spraying a product onto a moldy surface may not solve the problem.
Mold Can Develop Without an Obvious Leak
Many people associate mold with a burst pipe, roof leak or flooded basement. Those events can certainly lead to mold, but Marc explains that visible water damage is not always necessary.
High humidity alone can create conditions where mold develops over time.
That means a homeowner may have a mold problem even though there has never been a dramatic leak or flood. Crawl spaces, attics, basements and enclosed areas of a home can all hold moisture or maintain elevated humidity levels long enough for mold to grow.
Marc often receives calls from homeowners who cannot see anything obvious but know something does not seem right. There may be an ongoing musty odor, unexplained moisture or a concern raised during a real estate transaction.
In other situations, a family may have lived in a house for years and only begins investigating mold after being advised that environmental conditions in the home could be worth examining.
A Mold Inspection Is an Investigation
Professional mold inspection involves much more than walking through a property and looking for visible spots.
Marc uses a combination of tools, samples and environmental clues to determine if a building has conditions that could support mold growth.
Thermal imaging can reveal temperature differences inside walls that may indicate the location of HVAC lines, water lines or areas behaving differently from surrounding materials. Moisture meters can help determine whether specific building materials are holding excess moisture, while hygrometers measure temperature and humidity.
Marc notes that humidity levels around 60 percent or higher can create conditions where mold may grow when other factors are present.
Testing may also involve swabs, tape-lift samples, pieces of building material or air samples.
Air sampling can provide useful information about the types of mold spores present at a particular moment, but Marc cautions that it should not be treated as a complete measurement of overall indoor air quality. It is one piece of the larger investigation.
How Quickly Do Mold Test Results Come Back?
Homeowners understandably want answers quickly when mold is suspected.
According to Marc, laboratory results for samples are generally available within approximately 24 to 48 hours.
Once those results arrive, he reviews them with the property owner. Rather than simply forwarding a lab report filled with unfamiliar terms, Marc walks clients through what was found, how much was found, where the mold may be coming from and why certain molds may be appearing in one part of a building but not another.
That educational approach is an important part of the process.
A mold problem can be frightening, especially when a homeowner begins searching online and encounters alarming information without any context. Marc’s goal is to help people understand the actual conditions in their own property so they can make informed decisions about what needs to happen next.
Mold Remediation Is Not “Spray It and Forget It”
One of the most important lessons from this episode is that treating mold is not the same thing as removing it.
Marc points out that mold is a living organism with a root structure that can penetrate porous materials. Simply spraying the visible surface does not necessarily address what is growing underneath.
Effective remediation may involve containment, HEPA vacuuming, antimicrobial treatment and physical removal of contaminated materials.
Drywall and trim can often be removed and replaced relatively easily. Structural framing is different. You cannot simply remove joists or major framing components without compromising the building, so those materials may need to be mechanically cleaned, sanded or otherwise treated to remove mold growth while preserving the structure.
Marc summarizes the concept simply during the conversation: mold remediation is not a quick “spray it and forget it” job.
Why Bleach May Not Solve a Mold Problem
Bleach is one of the first things many homeowners reach for when they see what appears to be mold.
Marc explains why that can be misleading.
Household bleach can remove or lighten the discoloration on a surface. Once the dark color disappears, a homeowner may assume the mold itself has been eliminated.
But porous materials such as drywall have paper and other layers that can allow mold growth to extend beyond the visible surface. The bleach may change the appearance without physically removing the underlying growth.
That is why source removal and proper remediation are so important.
Why Containment Matters During Mold Remediation
Air movement is another major part of professional mold work.
If contaminated material is disturbed without proper containment, mold spores, dust and other particles can potentially move into other parts of a building.
Marc discusses situations where air movers used during water-damage restoration may circulate air throughout a structure. If mold is already present and the area has not been properly isolated, those machines can potentially move contaminated particles beyond the original affected space.
Professional mold remediation can involve containment barriers and negative air pressure designed to control airflow and help prevent cross-contamination.
HEPA filtration, antimicrobial treatments and careful removal of contaminated materials may also be used depending on the specific conditions.
What Are Mycotoxins?
A particularly interesting part of the Episode 26 conversation centers on mycotoxins.
Marc believes homeowners should understand that mold remediation can involve more than addressing visible mold growth.
Mycotoxins are compounds produced by certain molds. Marc explains that these compounds are not living organisms themselves, but can remain in an environment even after the visible mold has been removed.
That is why his approach to remediation includes consideration of both the mold source and contamination that may remain on dust, debris and other surfaces.
The most important step, however, is still source removal.
If the mold itself remains active, it can continue producing contamination. Removing or properly treating the source is therefore central to restoring the environment.
Post-Remediation Testing Provides Additional Confirmation
Once mold has been removed, how does a homeowner know the job was successful?
Marc discusses the value of post-remediation sampling.
A space may look clean, but mold spores are microscopic. Visual inspection alone cannot always verify that contamination has been adequately addressed.
MasterTech can take samples following remediation to provide scientific confirmation of the conditions before optional protective coatings are applied.
That gives homeowners another layer of information rather than simply relying on the contractor saying the job is complete.
Mold Is Only One Type of Biohazard
MasterTech Environmental Services Jersey Shore also handles cleanup situations involving biohazards that have nothing to do with mold.
Blood, urine, feces, vomit and other biological materials can present health and sanitation concerns that require specialized cleaning and disinfection.
These conditions may arise after accidents, illness, animal infestations or severe hoarding situations.
Marc explains that his team is trained to clean and disinfect contaminated environments while also addressing odors and removing materials that cannot be safely restored.
Hoarding Cleanup Requires More Than Removing Trash
Hoarding situations are among the most complex jobs discussed in the episode.
A severely cluttered home may contain obvious debris, but there may also be biological contamination, damaged building materials, animal waste and years of accumulated belongings.
The emotional component is equally important.
Marc explains that people living in hoarding environments may have intense emotional attachments to items that other people would consider disposable. A major life event — such as the loss of a loved one, job loss or divorce — may have contributed to the situation.
Because of that, the cleanup process cannot simply be approached as hauling away garbage.
The MasterTech team looks for photographs, jewelry, legal documents, collectibles, sentimental belongings and other items that may have monetary or emotional importance.
Even something that appears insignificant to an outside observer can have tremendous personal meaning to the homeowner.
Animal Hoarding and Animal Waste Cleanup
Homes with large numbers of animals can create another serious type of biohazard situation.
Marc says these projects often involve cats, although dogs and other animals may also be present. Before cleanup can begin, his team may coordinate with animal-control organizations or local shelters so the animals can be safely removed.
Afterward, the restoration process can involve removing urine- and feces-contaminated materials, dealing with insects and bacteria, disinfecting surfaces and addressing persistent odors.
These projects can require multiple stages before the home can be returned to a more normal condition.
The Pigeon Cleanup That Required a Week of Remediation
One of the most memorable stories Marc shares involves a home on Long Beach Island.
The homeowners believed pigeons had entered a section of the attic, but the affected area could not be accessed from the attic itself. MasterTech had to remove part of a bedroom ceiling to reach the space.
What they found was far more extensive than expected.
There were live birds, eggs, skeletal remains and several inches of accumulated pigeon droppings.
Bird waste can support fungal growth and present serious contamination concerns, so the project required containment, negative air pressure, full protective equipment, respirators and specialized cleaning procedures.
Despite the affected area being relatively small, the project took approximately a week because of the level of contamination and the care required to protect both the workers and the family using the home.
It is a striking example of why certain cleanup situations are not appropriate DIY projects.
